1. PURPOSE & OPERATION OF THE PLATFORM
1.1 The Platform Scope:
Realty Guru operates strictly as an administrative coordination engine and workflow dashboard designed to facilitate communication, work order dispatches, job scoping, and quote gathering between Real Estate Agencies, Tenants, and Independent Contractors.
1.2 No Financial Trust Processing:
The Realty Guru Maintenance platform is completely separate from any trust accounting, rent collection, or landlord fiduciary bookkeeping systems. It does not hold, process, or clear client funds.
2. COMMERCIAL STRUCTURE & THE CONTRACTOR FEE
2.1 Agency Pricing:
Access to the Realty Guru Maintenance dashboard, tenant lodgement applications, and contractor dispatch tools is provided to the Agency at no baseline subscription cost.
2.2 Independent B2B Trade Billing:
The software provider charges registered, independent trades/contractors an independent software utility fee (issued via standard corporate 30-day B2B invoices) for job delivery, automated invoicing templates, and system utilization.
2.3 No Direct Trust Deductions:
The Agency acknowledges that Realty Guru will never intercept, slice, or automatically deduct software fees from the face value of a contractor's repair invoice during processing. All trade interactions are invoiced externally, directly to the contractor’s corporate entity.
3. SYSTEM NEUTRALITY & MARKETPLACE ALGORITHMS
3.1 Algorithm Transparency:
In accordance with ACCC guidelines against misleading and deceptive conduct, the platform's contractor marketplace directories and job allocation matches are determined neutrally based on proximity, credentials, trade licensing, and past user reviews.
3.2 No Algorithm Rigging:
Contractors are not prioritised or ranked higher based on varying commercial percentage kickbacks to Realty Guru.
4. CONTRACTOR VETTING & COMPLIANCE RESPONSIBILITY
4.1 Data Repository:
Realty Guru provides data fields for contractors to upload Public Liability Insurance, WorkCover documents, and occupational trade licenses.
4.2 Agency Verification:
While the software facilitates document tracking, the Agency acknowledges it retains ultimate liability under duty of care laws to ensure that any contractor dispatched to a managed property holds an active, legally valid license required for that specific jurisdiction.
